⚠️ In popular areas, the entry threshold for Greek residency has risen from €250,000 to €500,000. Foreign investors must now invest at least €500,000 for eligibility. Originally set for May 1, the change was postponed to August 1, 2023. Prime Minister Kyriakos Mitsotakis stated the increase aims to prioritize Greek citizens' real estate access.

▶️ The new rules affect northern Greece, central and southern Athens, Mykonos, Santorini, and Thessaloniki. Demand for the 'Golden Visa' surged this year due to Portugal ending a similar program. Greek Ministry of Migration and Asylum data shows the program boosted the economy by nearly €1 billion in the first five months of the year. From Jan to May, 3,900 property-based residence applications were submitted, up from 1,444 last year.

▶️ Over 5,444 visa applications are pending approval, reflecting high demand. From last May to this year, 8,351 investor visa applications were submitted, with only 35% approved.
