๐Ÿ‡จ๐Ÿ‡พ A rare find in Cyprus: move-in-ready apartments near the sea

If you're considering buying property on the Island of Aphrodite, Paphos is definitely worth a closer look.

๐Ÿ”นIn Q2 2026, residential property prices across Cyprus increased by an average of 8.5% year-on-year, while apartment prices in Paphos rose even faster, climbing 9.6%.

๐Ÿ”นMeanwhile, the transitional period for the reduced 5% VAT rate on the purchase or construction of homes intended for personal use is set to expire at the end of 2026.

๐Ÿ”นCompleted or nearly completed new-build properties near the sea are in limited supply, as a significant proportion of new developments are still in the early stages of construction.

This particular opportunity stands out from the crowd.

๐ŸŸ An exclusive new boutique residential development in the Universal area, close to central Paphos and the city's main tourist attractions.
The sea, harbour and beaches are all within walking distance.
Universal is known for its peaceful residential atmosphere while remaining popular with expats, investors, remote workers and buyers looking to live close to the city centre without the bustle of a tourist district.
The development is scheduled for completion in January 2027.

Only 6 two-bedroom apartments (2+1) remain available:
๐Ÿ”ธ 124 mยฒ โ€” โ‚ฌ430,000
๐Ÿ”ธ 132 mยฒ โ€” โ‚ฌ449,000

The price includes premium-quality finishes, fitted kitchen furniture and appliances.

What are the benefits for buyers?
๐Ÿ”ธVAT at 5% โ€” still available for eligible buyers.
๐Ÿ”ธPermanent residency application assistance โ€” complimentary service provided by the developer.
๐Ÿ”ธAfter-sales property management services.
๐Ÿ”ธOpportunity to generate rental income.
๐Ÿ”ธEstimated rental income: โ‚ฌ1,800 per month.

๐Ÿ‡ช๐Ÿ‡ธForeign buyers are purchasing fewer properties in Spain but paying record prices

โžก๏ธ According to data from Spainโ€™s General Council of Notaries, foreign nationals purchased 62,327 residential properties in the first six months of 2026, down 13% from the same period in 2025. This represents the steepest decline in international buyer activity since the COVID-19 pandemic.

โžก๏ธ Foreign buyers accounted for 18.3% of all residential property transactions, compared with 19.2% in 2025 and 20.3% in 2024.
While the number of purchases has fallen, the prices paid by foreign buyers have reached an all-time high. The average price climbed to โ‚ฌ2,644 per square metre, up 9.4% year-on-year, highlighting the growing cost of entering Spainโ€™s property market.

๐ŸŸงWhoโ€™s buying property in Spain?
For the first time among residents? Moroccan nationals have become the largest group of foreign property buyers in Spain, accounting for 8% of all transactions involving international purchasers. Their main focus is affordable housing, with an average purchase price of just โ‚ฌ801 per square metre.

Other leading nationalities include:
๐Ÿ‡ฌ๐Ÿ‡ง British buyers โ€” 7.3%
๐Ÿ‡ฎ๐Ÿ‡น Italian buyers โ€” 6.6%
๐Ÿ‡ท๐Ÿ‡ด Romanian buyers โ€” 6.4%
๐Ÿ‡ฉ๐Ÿ‡ช German buyers โ€” 6.3%

๐ŸŸง What about non-resident buyers?
The market is led by purchasers from the Netherlands (12.6%), followed by Germany (11.8%) and the United Kingdom (10.4%).

Key market trends

๐Ÿ”ธNon-resident buyers are paying record prices. Foreign buyers who donโ€™t live in Spain paid an average of โ‚ฌ3,493 per mยฒ, well above the โ‚ฌ2,102 paid by foreign residents and โ‚ฌ1,971 by Spanish buyers.
๐Ÿ”ธ Americans are spending the most. Buyers from the US (โ‚ฌ3,948/mยฒ) paid the highest prices, followed by those from Sweden (โ‚ฌ3,839/mยฒ), Germany (โ‚ฌ3,763/mยฒ) and Switzerland (โ‚ฌ3,760/mยฒ).
๐Ÿ”ธDemand is falling sharply among major buyer groups. Purchases by Russians (-26.2%), Chinese buyers (-26.1%), Americans (-22%) and Britons (-21%) all dropped by more than a fifth. Venezuelans (+10.2%) and Colombians (+7.4%) were the only nationalities to record an increase.
๐Ÿ”ธMost regions are seeing fewer sales. Only Castilla-La Mancha (+4.4%) and Extremadura (+3.3%) bucked the trend. The biggest declines were seen in Cantabria (-20.5%), the Canary Islands (-20.3%), Madrid (-19.7%) and the Balearic Islands (-15.4%).

๐Ÿ‡จ๐Ÿ‡พ Buying Property in Cyprus: How to Qualify for 5% VAT Instead of 19%

The standard VAT rate on new-build properties in Cyprus is 19%, but buyers purchasing a home as their primary and permanent residence may qualify for a reduced rate of 5%.
The rules have changed, and the transitional period ends on 31 December 2026.

๐ŸŸง Which properties qualify for 5% VAT?
Under the new rules, the property must meet three conditions:
๐Ÿ”ธ Use: The buyer's primary and permanent residence, not a rental investment.
๐Ÿ”ธ Built area: Up to 130 mยฒ.
๐Ÿ”ธ Price: No more than โ‚ฌ350,000.

๐Ÿ“Œ Looking for a suitable property? There are over 1,000 listings on Prian matching these criteria.

What if the property is larger or more expensive?

For homes measuring 130โ€“190 mยฒ and costing up to โ‚ฌ475,000, the additional floor area is taxed at the standard 19% rate.
Properties exceeding 190 mยฒ or โ‚ฌ475,000 do not qualify for the reduced VAT rate.
Some buyers may still benefit from the previous rules if their planning permission application was submitted between early June and 31 October 2023, even if construction finishes years later.

The 5% VAT rate comes with conditions

โžก๏ธ Cyprus tax authorities are checking whether buyers who received the reduced rate genuinely use their properties as their main residence.

โžก๏ธ In June 2025, the authorities announced inspections and encouraged owners to voluntarily correct any non-compliance.

โžก๏ธ If the property was never used as declared, or the owner stops living there before the 10-year period expires, the VAT saving may have to be repaid.

Planning to buy-to-let? Factor the full 19% VAT into your investment budget from day one.

๐Ÿ‡น๐Ÿ‡ฟ New Luxury Resort in Tanzania Managed by a global hotel brand

๐Ÿ“Pemba Island, Tanzania โ€” a tropical paradise of lush rainforests, mangroves and coral reefs in the Indian Ocean. It is also emerging as a destination for world-class resort developments.

๐Ÿ‘‰ One such project is NH Collection Zanzibar, a premium wellness resort under construction in the Hurumuzi area. Completion is scheduled for Q3 2029.

๐Ÿ”น The resort will feature 171 units: 140 hotel rooms and 31 villas overlooking the ocean and tropical forest.
๐Ÿ”น It will be operated under the NH Collection brand, part of the international hotel group Minor Hotels, whose portfolio includes more than 640 properties across 59 countries.

Properties Available for Purchase
Hotel suites:
Forest View โ€” 37.5 mยฒ, from $210,000.
Sea View โ€” 37.5 mยฒ, from $230,000.

Villas with private pools:
1BR Forest Villa โ€” 230 mยฒ, from $550,000.
1BR Sea View Villa โ€” 235 mยฒ, from $700,000.
2BR Forest Villa โ€” 310 mยฒ, from $850,000.
2BR Sea View Villa โ€” 300 mยฒ, from $1,000,000.

Interest-Free Payment Plan
๐Ÿ”ธ 5% โ€” upon reservation.
๐Ÿ”ธ 15% โ€” upon signing the contract.
๐Ÿ”ธ 60% โ€” in eight instalments of 7.5%, payable every three months over two years.
๐Ÿ”ธ 20% โ€” upon completion and handover.
Why Is This Project Worth Considering?

๐Ÿ”ธ Luxury rather than mass tourism. Pemba appeals to travellers seeking privacy, unspoilt natural surroundings and high-end hospitality.
๐Ÿ”ธ Limited supply. Internationally branded resort developments remain relatively scarce on the island, creating potential for property value appreciation.
๐Ÿ”ธ Improving accessibility. Pemba Airport (PFI) currently serves domestic flights from Zanzibar and Dar es Salaam, with international charter services planned for the future.

๐Ÿ‡น๐Ÿ‡ญ Can Thai authorities seize your property?

๐ŸŸ  Yes, if your purchase involves an illegal ownership structure designed to bypass Thai law.
Foreigners can generally buy condominium units in Thailand, subject to legal restrictions. Land ownership, however, is a different matter: foreign nationals are generally prohibited from owning land outright and must typically rely on leasehold arrangements.
Some investors attempt to get around these rules by using Thai individuals or companies as nominees.

How do these schemes work?
๐Ÿ”ธ Nominee owners. Land is registered in a Thai citizen's name, although a foreign buyer has paid for it and effectively controls and uses the property.
๐Ÿ”ธ Nominee companies. A Thai company is set up with a misleading shareholding structure. Thai shareholders exist largely on paper, while the foreign investor retains actual control over the company and its land.

These arrangements have been widespread for years. But after a long period of relatively limited enforcement, Thai authorities have intensified their crackdown over the past 12โ€“18 months.
Last week, the government announced an investigation into 2,360 land plots worth a combined $417 million, potentially linked to unlawful foreign ownership.
The investigation also involves 1,397 suspected nominee owners.
Thailand's Prime Minister has instructed officials to establish who ultimately controls the land and benefits from it. Where violations are confirmed, the properties may be ordered to be sold.

What should property buyers and owners do?

๐ŸŸง Buying a villa? Check the legal status of both the land and the building, including all relevant ownership and leasehold rights.
๐ŸŸง Buying through a Thai company? Have an independent lawyer review its shareholding structure, corporate documents and compliance with local legislation.
๐ŸŸง Already own a property? If the land is held through Thai nominees, consider arranging a legal audit to identify potential risks.

๐Ÿ“Œ Importantly, the ownership rules themselves have not changed, but enforcement has become stricter.

๐Ÿ‡น๐Ÿ‡ท Beachfront apartment in Turkey with designer interiors

๐Ÿ“ Kargicak is arguably the most prestigious of Alanyaโ€™s peaceful neighbourhoods โ€” and the most peaceful of its prestigious ones.

Surrounded by greenery, elegant private homes and luxury villas, the area attracts affluent buyers who value comfort, privacy and tranquillity.

Yet Alanyaโ€™s historic centre is just 15 minutes away by car, while Mahmutlar is within walking distance. Restaurants, supermarkets, pharmacies and a scenic seafront promenade are all close by.
In the heart of Kargicak, we present a 60 mยฒ one-bedroom apartment (1+1) in the premium Via Mar Residence development, located right on the seafront, just across the road from the beach.

๐Ÿ”ธ Fully furnished and equipped with premium household appliances โ€” ready to move into immediately after purchase.
๐Ÿ”ธ Price: $149,200.

๐Ÿ’ฌ The seller explains:
The price is the property's biggest advantage. Similar apartments in new beachfront developments typically cost $200,000โ€“300,000. This one, however, is on the ground floor โ€” which many buyers actually see as a bonus.

P.S.
The property also comes with a tourist rental licence.

๐Ÿ‡ฌ๐Ÿ‡ท Greece warns Golden Visa Holders of residency revocation for rule violations

What exactly counts as breaking the rules?

๐Ÿ”ธ First, artificially reducing the actual purchase price. For example, an investor pays the minimum required โ‚ฌ250,000 but subsequently receives part of the money back through a separate arrangement.
๐Ÿ”ธ Second, renting out a Golden Visa property on a short-term basis, which is STRICTLY PROHIBITED. Even indirect arrangements involving subletting are not permitted.
Under Greek law, a rental or sublease is considered short-term if it lasts fewer than 60 days and includes no services beyond accommodation and bed linen. It makes NO difference whether the property is advertised on an online booking platform.

What penalties could investors face?

Revocation of their residence permits and, for property owners or leaseholders who breach the rental restrictions, a โ‚ฌ50,000 fine.

That was the warning issued this week by Greek Migration Minister Thanos Plevris.
Although no official figures on residence permit revocations have been published, Greek authorities have repeatedly warned of stricter enforcement of the Golden Visa program.

So how serious is the risk of losing residency this time?

Natalia Tsiro Rouva of Hellas Consult Solutions shares her perspective:
"These warnings should not be underestimated. Such announcements usually mean that concrete measures are already in preparation.
The authorities have recently taken a tougher stance, partly following several cases involving Turkish investors who used cashback arrangements to recover part of their property purchase price, and in some cases as much as โ‚ฌ50,000. These schemes came to light.
As a result, if a seller transfers a relatively large sum of money shortly after a transaction, it is now likely to raise suspicions and trigger an investigation.
So where can investors legitimately save money? One option is the transaction costs, which do not count towards the minimum Golden Visa investment.
A third party can cover these expenses on the buyer's behalf. Such an arrangement with the seller does not breach the programโ€™s rules and can be negotiated in advance."

๐Ÿ“Œ And what about rental restrictions?

Owners who purchased property under the programme after 2024 can still rent it out ON A LONG-TERM BASIS.

๐Ÿ“Œ So, if you're choosing a property with rental income in mind, it's worth focusing on the needs of long-term tenants, particularly Greek residents themselves.
