A monthly report got my friend a multi-millionaire client (after 1 year of silence).

She sells property to very wealthy ppl.

Every month she sends them a report, online & printed, with the property of the month, her forecast for the year & a few tips.

(printed too ya, not just an email)

For a year, maybe a year & a half, nobody replied.

She kept sending it anyway.

Then 1 multi-millionaire reached out & said, I want to buy or sell property, & I want you.

She asked, how do you even know me?

The buyer had been reading her reports for 1 or 2 years.

Not every time, but enough to know she was "someone of substance", cuz she was consistent, predictable & she shared good stuff.

I see the same thing in my own business.

Some ppl don't talk to me for 2 years, then they book a call & buy on the spot.

I shared her story when my clients & I talked about selling to wealthy ppl, cuz turning up every month is a kind of proof too.

A brand-new financial planner signed 6 paying clients from about 15 calls.

He's a client of mine who only became a licensed financial planner 2 months ago.

Recently he told me the session we did on his sales calls was "quite good".

(we joked about the "quite" haha)

Then he asked how to get ppl to open up about their life before he plans their money.

So I showed him how I'd say it on HIS calls.

First I'd ask, "Is it okay if I give you some honest, direct feedback?"

Then I'd tell them I'll go through the inner stuff before the numbers, cuz I believe that part matters more.

And then I'd say what I see.

Sth like, "I feel you're scared to talk to your wife about money, & that's why these decisions keep getting avoided."

Then I asked him, how would I even know to say that?

I only know cuz I've had to face my own stuff first (ya, I still pay for my own coaches every year).

✅ You can't spot a fear in someone else if you've never faced your own.

5 or 6 clients paid me last month, only 1 on the spot.

The rest paid days, even weeks, after the call.

I stopped pushing ppl to buy on the spot a while ago.

If someone's a good fit, I still invite them to join on the first call.

Now when someone says "let me think about it", I don't push.

I tell them, "Yes, you should think about it, cuz I don't want you to make impulse decisions."

(ppl who buy on impulse are never happy ya)

Then I suggest a tentative date for a second call in the next 2 weeks.

On that second call I just say, "If you wanna join, amazing, if not, no problem at all."

Usually they decide before that date even comes.

That's how I sold all my higher-ticket stuff last month.

And most of them even chose to pay in full.

Last week I walked a client through the SAME flow for her own sales calls, & told her I'd send her the script I use.

✅ Let ppl think about it, the right ones still come back & pay.

Number 1 is connection, which means they like you or they are like you.

The value in your content can be connection, entertainment, kindness, a bit of joy or humor, not only advice ALL the time.

Tbh some of my best content, views & engagement wise, is when I talk about my ankle.

(ppl be like, oh my god, you have an ankle challenge, what happened?)

So I asked her for the 5 coolest things about herself, & told her nobody's gonna score it.

So her fun work for the weekend is 10 more cool things.

(I asked for 20 first, joking only haha)

1 old tip of mine got a client 46 sign-ups for her event.

On our group call, she told me, "Remember a long time ago you told me, please do your events."

(ya, old tips count too haha)

I still do my own events too, & just last month I had my biggest turnout ever.

She also wanted to practise her sales script, & since we'd already worked out her flow together, I told her, your flow is ok, just go role play the hell out of it.

Then she asked about the hook for her booth.

I told her the brochure is NOT there to teach ppl.

It's there to make them curious enough to scan the QR code.

If I say "I'll tell you the updated definition of sales & marketing", most ppl won't care.

Versus "I'll show you what's coming in 2026 & how to use it from next week."

→ The brochure needs PROOF you're credible, so ppl trust you enough to scan.

→ If they scan, give them an offer that's damn stupid to say no to (for her, a trial).

→ If they're not ready for the trial, an info pack lets them find out more.

✅ Most ppl don't care about learning as the #1 priority, they care about results first.

What changed before my S$43K & S$81K months?

I collected S$43K in August & S$81K in September this year, but the biggest change wasn't a new sales script.

I had to let go of the belief that making more money meant losing the life I enjoyed.

That changed how I showed up for the offers, conversations & campaigns that followed.

A client closing 80-90% still needs 25-30 invites for 15K a month.

His best month was about 8K, & he wants 15K a month by year end.

1) At his current package, 15K a month means about 7 new clients.

2) Even at 80-90% closes, I'd still plan for 9 calls (just to be fair ya).

3) 9 calls means about 25 invites, plus a buffer for ppl who book later.

So just 7 new clients a month meant 25-30 invites.

But tbh the EASIER move is to work on his offer, so his current package becomes the downsell, not the main thing.

Either way, he needs a lot of new ppl every month, so I asked how often his clients renew, & he said not that often.

I told him, if you're just meeting expectations, ppl will leave, or they'll always be shopping around.

With my own clients, I over-deliver with stuff that's NOT advertised, like events, connecting them with clients, or sometimes messaging them on the spot about their content.

I also spend an hour looking through all my clients & deciding who needs a nudge, sth useful, or just space.

I can keep clients without killing myself with crazy delivery, cuz they know I actually care.

✅ Ppl renew when they get more than they paid for.

What I Learned Watching a US$400K/Month Coach Get Whacked by His Mentor

He came to the call asking about biz strategy, funnels & content/ads, but the biggest value he got was WAY BIGGER than that (seriously)

2 clients now charge S$500 to 4 figures for 1 AI skill.

Recently a client asked me for an AI business plan.

After 1,200+ students, I know ppl don't need more information, they need to actually do sth with it.

I told him straight, I don't wanna give you the plan yet.

I'd rather you first learn a skill ppl will actually pay for.

1 of my clients sets up AI assistants for their clients & gets S$500 per setup.

Another does it for businesses, multiple 4 figures per client, & might hit 5 figures already.

The client on my call also asked about selling AI agents next.

Of course he can, but we take it one step at a time.

👉 You MUST set up your own assistant first, cuz if you don't do it yourself, it's very tough to learn.

THEN you learn how to sell it.

My own assistant does my money stuff, client payments & even my recordings.

(tbh I still suck at the technical side, & that's exactly why ppl like me will pay you for it haha)

So instead of a plan, on our next call I wanna see the assistant he built for himself.

My clients got paid gigs cold-messaging YouTubers with 50,000+ followers (& the 1 rule I use).

Before I send any content or DM, I ask 1 question.

If I was them, how likely is a yes, 1 to 10?

If it's not at least an 8 or 9, it doesn't go out.

A client showed me her cold email to a company.

I asked her to rate it as if she was the company's big boss.

She struggled to even rate it, & when she did, it wasn't an 8.

Most clients rate their own DMs a 7 or lower before I even review them.

(at my September sprint, I personally helped edit ppl's stuff too)

I showed her the outreach playbook my clients use for partnerships, company sales calls & PR.

👉 I ONLY customise 2 things, their name & 1 line.

The rest stays the same, written so the right person feels silly saying no.

👉 If they've never heard of you, open with credibility, not your name.

👉 Ask for a tiny yes: "If you're keen, simply reply yes & I'll send more details."

Her ask was "explore more", but busy, rich ppl don't wanna explore (that's for ppl with nothing much to do lol).

✅ Rate every DM as the person getting it, & only send 8/10 or higher.

My client closed 2 out of 2 calls, then felt he charged too cheap.

He only just started his coaching business.

He keeps his price low for now, & tells ppl all he asks for is a testimonial & feedback.

He shared this on my group Q&A call, where clients bring whatever they're stuck on & we sort it out live.

Then he said it's starting to feel too cheap, cuz it's 12 hours of his time over the next 3 months.

I see this switch in my clients sometimes tbh.

At the start they're scared nobody will buy, then after 2 or 3 clients it's "Marc, I think I charge too cheap."

I used to sell S$100 sessions myself, then within 6 months of starting with a mentor, I was selling S$6K programs.

So I told him he can raise his price if he wants.

But the hours are the OTHER half of it.

- Not EVERY call has to be 60 minutes.

- What if each month gets 1 full 60-minute call, & the ones in between are 30 minutes?

- Or if you'd rather start full, do 60 for the first 4 weeks, then 30 after that.

✅ Your hours are part of your price too.

Many clients went from about 20% of habits done to about 90%.

It wasn't because I gave them more content.

In August, someone on a call told me they had already bought course after course.

Then they said sth I haven't forgotten.

"I want to pay for implementation. I need someone to knock me."

After 2,200+ coaching calls, I hear "I know what to do, I'm just not doing it" all the time.

(I've said it myself ya)

So what moved those clients from about 20% to about 90%?

→ They tell one person exactly what they'll finish, and by WHEN.

→ They put something on the line, like "If I don't do this by Friday, I owe you 100 bucks."

→ They send me the work, & I tell them straight what to fix.

That last one matters a lot, cuz if you're taking lots of action & not growing, feedback is usually what's missing.

One warning k: don't use the 100 bucks for everything.

If every single task needs a penalty, you won't feel good about it, & it won't last.

Save it for the ONE uncomfortable thing you keep putting off.

✅ You don't need more knowledge, you need someone CHECKING on you.

Had a random reflection while having my morning walk in Tokyo today

I guess it’s the walking at a different environment really helps

Plus not consuming anything while doing so (though I was super tempted to switch on my podcasts & videos haha)

And more importantly…

Not having to rush all the time.
