Storage of domains and confirmation of ownership
Users are charged a storage fee of about 0.005 Toncoin per year for storing any NFT on the TON network. Since TON DNS domains are common NFTs, this rule applies to them as well.
The network fee is negligible, but failure to pay it can lead to unpleasant technical consequences.
In the interest of users, the TON Foundation has decided to leave 1 Toncoin on each domain's smart contract to pay the storage fee. This amount will be enough for about 200 years.
Having received a domain at the TON DNS auction, you may not think about fees in the near future, but after 200 years the balance of the smart contract will need to be replenished.
However, domain owners are required to take an active action each year to renew their ownership.
Unlike centralized domain registrars, TON DNS does not require a renewal fee per se - you just need to show "signs of life" once a year by sending a minimum amount of Toncoin to the domain's smart contract to renew your domain ownership for another year.
This can be done at any time, as the domain is renewed for one year from the date of the transaction.
Renewal is necessary so that domains whose owners have lost access or interest in them for some reason can return to the open auction.
Instructions:
1. It is necessary to go to the site dns.ton.org in a regular browser or with the help of the decentralized browser Tonkeeper in the interface of the wallet.
2. Next, you need to connect the TON wallet where the domains are currently located.
3. Click on the "My Domains" button to see the list of domains and their expiration date
4. If you have less than 2 months left till the end of your domain ownership, we recommend you to renew it immediately. To do this, click on the domain, then - "Renew this domain" and confirm the transaction in your wallet.
Unrenewed domains will go into the open seven-day auction mode, and their minimum bid will be calculated according to the original rules.

Unlinking the address of the previous owner
After purchasing a domain on the secondary market in a re-auction after a renewal lapse or on a marketplace, you may find that the domain is tied to the owner's previous address.
In this case, you will see a warning in Tonkeeper:
"The domain is not linked to your current address. Be careful with transactions to this domain."
All you need to do is click on the "Linked with XXXX...XXXX" button and confirm unlink by paying a ~0.006 TON fee.
After that you will be able to link the domain to your own address using the "Link domain" button.

Selling your domain on Getgems
1. Open your domain on Getgems
2. To put it up for sale, you need to click on the "Put on Sale" button.
If you don't have this button, refresh metadata and if necessary unlink the address of the previous owner by clicking "Unlink". If the "Put on Sale" button does not appear after that, check the domain owner "Owner", perhaps the domain is on your other wallet.
3. After clicking the "Put on Sale" button, choose how you want to sell the domain - at a fixed price or via auction.
- If you want to sell at a fixed price, then specify the value in TON and click on the "Put on Sale" button.
Confirm the transaction in your wallet and also pay the gas for putting the NFT up for sale on the blockchain.
IMPORTANT: Note that there is a 5% commission paid on the sale, so the final amount received after the sale is generated minus the commission. Also, make sure you have enough funds in your wallet to pay for the gas for listing your NFT for sale. Getgems recommends to have 1.1+ TON on your wallet balance for easy and fast transactions on the marketplace.
- If you want to sell via auction, then specify the minimum bid and choose the auction period (from 15 minutes to 14 days), you can also specify the minimum bid step (by this percentage % each next bid must be higher than the previous one) and the maximum bid (the bid at which you are willing to sell NFT without bidding).
After all settings, you must also confirm the transaction via your wallet, similar to a fixed-price sale.
IMPORTANT: If the bid is made in the last 5 minutes of the auction, another 5 minutes will be added to the time.
If the auction has run out of time, the seller needs to end the auction. Also, when the auction time expires, the highest bidder can end the auction too. After that, the user with the highest bid will receive NFT and the seller will receive TON coins per lot.
4. If everything is done correctly - you are good! The domain is for sale!
In this window you can also remove the domain from sale by clicking on the "Remove From Sale" button.
IMPORTANT: If at least one bid was made in the auction, the seller will not be able to cancel it. At the same time, if there are no bids - the seller can cancel the auction.
We recommend connecting a Telegram account to your Getgems profile to receive notifications of new bids and offers from users interested in buying domains that are not for sale. You can do this either immediately after placing the first lot at the auction or after the first bid, or in the edit section of your Getgems profile.

Domain sale with a guarantor without commission and royalties
A guarantor is an intermediary that ensures the security of the transaction between users. For example, when trading through a marketplace, the marketplace itself acts as a guarantor and charges a commission (Getgems charges 5% commission). However, users can arrange to sell NFTs directly themselves.
When the buyer and seller have found each other on their own, it is possible to safely conduct the transaction through the guarantor and sell the NFT without commission and royalties.
How a guarantor works:

Tracking your domains
Once a year, domain ownership must be confirmed.
If this is not done, the domain will go into auction mode.
You can track the expiration dates of your domains on the site dns.ton.org in a normal browser or using the decentralized browser Tonkeeper in the wallet interface.
Connect your TON wallet with domains and click on "My Domains" to see the list of domains and their expiration date.
Also, the latest Tonkeeper 3.4 update introduces push notifications for decentralized apps.
The apps will notify you about DNS record expiration, auction bids or any other events. Notifications are displayed in the "Activity" tab and can be disabled at any time.
To enable notifications go to "Settings" - "Notifications" and enable TON Domains and Getgems.

Domain renewal
According to the rules of the protocol, each TON DNS owner must "renew" their domain with a small payment on the domain contract at least once a year.
This can be done at any time as the domain is renewed for a year from the date of transaction.
The renewal is necessary so that expired domains, whose owners for some reason have lost access or interest in them, can return to the "open auction" mode and anyone can buy them.
To renew a domain name from your collection, open it in Tonkeeper and click the "Renew" button.
Don't forget to renew your domains!
