🔤The warehouse in Rotterdam's City Harbour has been converted into a museum by restoration consultants Bureau Polderman to tell stories of migration through art. #refurbishment

Its centerpiece is the Tornado – a pair of giant helical staircases by MAD that winds up from the ground floor of the building and out from its roof, culminating at a viewpoint overlooking the River Maas.

The Tornado was designed to symbolize movement. "The theme migration is about movement, so the staircase is about movement." Meanwhile the steps are finished with 12,500 planks of modified wood called Kebony, designed to emulate a ship.

Once the largest warehouse in the world, it was chosen for the museum for its history as a storage space for the Holland America Line, via which millions of migrants, including Albert Einstein, were transported in the 19th and 20th centuries.

The structure also features a 6,750-square-meter green roof planted with sedum, significantly reducing pressure on the sewer system, lowering flood risk, and easing the burden on water treatment facilities. #sustainability

🔤Echoing the chevron patterns of migratory birds flying in formation over southern China, the latticed #steel canopies sheltering each venue are configured through repetition, symmetry, and scale variation; resulting in a composition of related elements that respond to the different functional requirements of each building.

🔤Following the trend in China towards increasingly enormous property developments, the team became convinced that a new large-scale development of retail would not sit well next to the neighbouring art district, river and park. Instead they decided to see if this project could be an extension of these elements.

Rather than focusing on the façade, the studio became interested in the rational grid of one thousand structural columns that a construction project of this scale would need for support. This in turn led to the idea of transforming the top of every column into a large planter so that the project could have a balancing softness and variety to the inevitable hardness of modern construction.

On the mountain's southern facade, the photos reveal a contrasting art wall that is lined with billboards and street art. "Along that road there used to be a long graffiti wall where people would travel from all over to paint there so we wanted to retain this aspect somehow," said Finlay.

Arranged in varying heights across the site, the #rawconcrete columns allow one thousand trees to be planted and create an undulating topography of balconies which reach upwards from the lowest point at the art district, park and river.

🔤The building embodies the first application of Uni-Green #rawconcrete, developed in collaboration with Unicon, where a portion of the cement clinker is replaced with calcined clay and lime filler, resulting a CO2 reduction of approximately 25% compared to a traditional concrete mix.

Because of the way it's engineered, it only holds one column in the whole building. A series of Scandinavian granite and marble are stacked between the beams and everything else is these concrete walls resting on each other.

The facade staircase doubles as the additional fire escape freeing up the interior from the obstruction of the traditional core. An elevator, vertical risers, and a smaller, secondary egress staircase are moved to the north edge of the building, leaving the work areas as open as possible.

🔤The intent of the design was to create a precinct fully accessible to the public and protected from the impacts of the surroundings. A granite perimeter wall encloses a landscaped urban plaza that extends under four major performing arts spaces suspended above and aligning in diminishing volume.

At night, light reflecting off the surface of the #steel roof truss ribs transforms the structure into a monolithic floating light source illuminating the Glass Hall and profiling it in the Tokyo skyline.
