π¨ S-REIT Overview: Recent Investment Flow & Value Investing Trends
Singapore currently lists 39 trusts for trading that represent the S-REIT Sector that consists of 32 REITs, five Stapled Trusts and two Business Trusts with a market capitalisation of S$90 billion. Singapore also lists five ETFs that track REITs, with the Lion-Phillip S-REIT ETF seeing a significant pick up in institutional and retail inflow over the past six weeks as compared to 1H24. Performances across the S-REIT Sector have been mixed, with 13 of the trusts posting positive total returns this year, compared to 26 booking declines in total return.

β’ Multi-Chem serves as a value-added supplier to Printed Circuit Board (PCB) manufacturers and is a leading regional distributor of cyber security and network performance products.
β’ Multi-Chem reported 1HFY24 (ended Jun 30) Group revenue increased 9.4% from 1HFY23, to S$342.5m. This saw the Group achieve 1HFY24 profit after tax of S$16.4m, compared to S$11.4m in 1HFY23. For its FY23, the Group reported profit after tax of S$27.1m compared to S$20.0m in FY22.
β’ With a market cap of S$254m as of 14 August, the stock maintains a ROE of 22% and a P/E ratio of 7.9x. The company closed at S$2.83 as of Aug 19.

π REIT Watch - Industrial REITs maintain resilience despite sector's slowdown
The six industrial S-REITs with significant Singapore-based industrial assets have posted mixed performances in the latest round of earnings releases and business updates. Across the board, distributions per unit (DPU) were lower yoy, impacted by higher borrowing costs and property operating expenses β except forMapletree Industrial Trust (MIT) , which declared a 1.2% higher DPU of 3.43 Singapore cents for its Q1 FY25.

- At a market cap of S$1.1bn, Sinarmas Land (SML) is one of Indonesia's largest and most diversified property developers by land bank and market cap, also holding investments in commercial and hospitality assets globally outside of Indonesia.
- For 1H24, SML's revenue increased 28.1% to S$766.1m, and net profit grew 7.4% to S$199.3m, driven by higher sales. SML trades at a P/E of 4.1x. and ended 1H24 in a net cash position with cash & cash equivalents at S$1.5bn.
- BSD City is the flagship project of Bumi Serpong Damai Tbk, a business group under SML. On May 2024, BSD City was accorded a special economic zone (SEZ) status by the Indonesian Government, aiming to attract IDR 18.8 trillion in investments over the next 20 years.
