Overall private new home sales fell slightly in June 2021 compared to the previous month, as developers held back on new launches amid the tighter safe management measures under the Phase 2 Heightened Alert from 16 May to 13 June 2021. Developers sold 872 new private homes (excluding Executive Condos) in June 2021 โ€“ down by 2.6% from the 895 units transacted in the previous month.

When compared to June 2020 โ€“ which marked the start of the reopening of the economy after the 2-month Circuit Breaker from 7 April 2020 to 1 June 2020 โ€“ new home sales last month were 12.6% lower than the 998 units transacted then.

โ€œNew home sales are expected to rebound in July where several projects are slated to hit the market, ahead of the Hungry Ghost month in August. Upcoming launches in the weeks ahead include: Pasir Ris 8, Watergardens at Canberra, and Parc Greenwich EC in Fernvale in the OCR; Klimt Cairnhill and Perfect Ten in CCR; and Bartley Vue in the RCR."
Tenders for both 99-year leasehold plots - a Tampines (EC) parcel and one in Lentor Central - closed last night with nine bids lodged for each

GuocoLand was the top bidder for the Lentor Central site, with an offer of $784.1 million, the site, which is next to the upcoming Lentor MRT station on the Thomson-East Coast Line, translates to a land rate of $1,204 psf ppr.

The top bid for the EC plot in Tampines Street 62 was lodged by a joint venture between Qingjian Realty & Santarli Construction at $422 million, or $659 per sqft per plot ratio (psf ppr).

"The keen tender participation and optimistic top bids are indicative of strong demand for residential sites by developers to replenish their land banks."

"The developer would have to launch the Tampines EC project at above $1,250psf and, $1,950-$2,000psf for Lentor Central plot respectively." - Mr Mak (ERA head of research) & Mr Ismail (PN CEO)

Overall private new home sales bounced back in July 2021 compared to the previous month, despite Singapore entering the second round of Phase 2 Heightened Alert from 22 July to 18 August.

Developers sold 1,589 new private homes (excluding Executive Condos) in July 2021 โ€“ almost twice the 872 units transacted in the previous month where sales volume hit a low due to the absence of new launches. When compared to July 2020 โ€“ new home sales last month were 46.7% more than the 1,083 units transacted then.

The sales in July recorded the second highest month of sales in 2021, after January 2021 where 1,633 homes were sold. During the month of January, sales was boosted by two new launches, namely mega project Normanton Park and The Reef at Kings Dock where 622 and 210 units were sold respectively.

โœจ New private home sales eased up in August 2021 after a bounce back in sales in July. Last month, the property market had been weighed down by the Hungry Ghost Month and second round of Phase 2 Heightened Alert restrictions. Nonetheless, developers managed to sell more than 1,200 new homes (excluding Ecs).


The Watergardens at Canberra was the top-selling private residential project in the month, selling 60% of its total inventory as at the end of August.
