Developers sold fewer new private homes in December 2021 owing to the seasonal lull during the year-end festive period.

New home sales fell by about 58% to 650 units (ex. ECs) from November to December. This took new home sales for the whole of 2021 to 13,118 units – surpassing the annual sales figures in the last seven years.

πŸ”΄ LATEST: Release by URA Figures for PropNex Residential Q4 2021.

✨ In Q4 2021, 4,748 resale homes were transacted, while developers sold 3,018 new private homes (ex. EC). These took 2021 new sales and resales to multi-year highs of 13,027 and 19,962 respectively. Overall private residential prices rose by 5% QOQ in Q4 2021. For the full-year 2021, private home values jumped by 10.6% - the highest annual price growth since 2010.

In the the HDB resale market, 7,940 flats were resold in Q4 2021 - bringing the 2021 resale volume to 31,017 units. This is the highest annual resale volume since 2010, where 32,257 resale flats were sold. Meanwhile, HDB Resale prices scaled new high, increasing by 3.4% QOQ in Q4 and 12.7% for the whole of 2021

✨Private home prices and HDB resale prices continued to rise, albeit at a slower pace in the first quarter of 2022, following the introduction of new property cooling measures in December 2021 that were aimed at stabilising the market and reining in buying demand from foreigners and investors with multiple properties. Private home prices inched up by 0.4% QOQ while HDB resale prices grew by 2.3% QOQ in Q1 2022.

LATEST Analysis from URA Private New Homes July 2022 Figures: Private new home jumped by 71% month-on-month in July, driven by strong sales at AMO Residence

Private new home sales rebounded in July as the launch of AMO Residence in Ang Mo Kio helped to lift sales during the month.

Developers sold 834 new private homes (ex. Executive Condos) in July, of which 366 units (or about 44%) were transacted at AMO Residence.

July’s sales were about 71% higher than the 488 units sold in June, while on a year-on-year basis, new home sales were down by nearly 48% from the high base of 1,602 in July 2021.
