πŸŒŠπŸ™ Another major piece of the Greater Southern Waterfront is taking shape.

The Berlayar Drive GLS site has been awarded to Hong Leong Holdings at about $576.8 million, or $1,515 psf per plot ratio. The site can yield around 400 private residential units, adding another major development opportunity to the Greater Southern Waterfront transformation.

Why buyers should pay attention:

🌊 Part of the wider Greater Southern Waterfront transformation
πŸš‡ Close to future connectivity improvements in the Pasir Panjang / HarbourFront corridor
πŸ™ Near established employment and lifestyle nodes
🏑 Limited new private housing opportunities in the immediate area
πŸ“ˆ Land cost of $1,515 psf ppr could translate into a significant future launch price benchmark

The bigger story is the land cost.

When developers pay a premium for a site, the eventual project has to be priced accordingly to make the development viable. That makes this tender an important benchmark for buyers watching future launches around Pasir Panjang, Telok Blangah and the Greater Southern Waterfront.

But this is a long-term transformation story. The Greater Southern Waterfront is expected to unfold over 15 to 20 years, so buyers should be careful about paying today's premium purely for tomorrow's potential.

πŸ“Œ The interesting question isn't just how much the land was sold for. It's whether the future transformation can justify the price buyers will eventually have to pay for the homes built on it.

πŸ‘πŸ“Š Singapore's property market is no longer moving in one direction.

Q2 2026 tells a very different story between HDB and private property.

πŸ“‰ HDB resale prices: -0.3%
πŸ“ˆ Private residential prices: +0.5%

But the bigger story is what happened inside the private market.

🏑 Landed: +2.6%
πŸ™οΈ CCR non-landed: +2.0%
πŸ“‰ RCR non-landed: -1.4%
πŸ“‰ OCR non-landed: -0.2%

So while the headline says "private property prices rose", the reality is much more selective. Prime and scarce properties held up, while city-fringe and suburban condos faced greater affordability resistance.

For homeowners and buyers, this changes how you should think about the market:

🏑 HDB upgraders may find the gap to private property more manageable
πŸ“Š Condo buyers have more room to compare and negotiate in softer segments
πŸ’° HDB sellers need to be more realistic about pricing
πŸ™οΈ Prime properties continue to benefit from scarcity
πŸ“ˆ Resale condos are gaining attention as buyers look for value and certainty

The key takeaway?

Don't ask whether "the property market" is going up or down. Ask which segment you're actually in.

πŸ“Œ In a two-speed market, blanket strategies don't work. The right move depends on your property, your numbers and what you're trying to achieve next.

πŸ‘πŸ“ˆ A major housing policy shift was just announced at NDR 2026.

For the first time in seven years, Singapore is raising the income ceilings for HDB flats and Executive Condominiums.

From 24 August 2026:

🏠 BTO family income ceiling: $14K β†’ $16K
🏑 New EC income ceiling: $16K β†’ $18K
πŸ‘€ Singles aged 35+: $7K β†’ $8K
πŸ‘¨β€πŸ‘©β€πŸ‘§ First-timer families with children will also receive extra ballot chances from February 2027.

But there's an important detail for EC buyers.

The new $18K EC ceiling does NOT apply to existing EC launches or projects where the land tender was already awarded. It applies to new EC developments where the land tender closes from 24 August 2026 onwards.

So if your household income is between $16K and $18K, don't assume every upcoming EC is suddenly available to you.

For BTO buyers, the change is more immediate.

The next BTO exercise has also been moved from October to November 2026, giving buyers time to review their eligibility under the new income ceilings.

πŸ”— https://propertynet.sg/ndr-2026-bto-income-ceiling-16000-ec-18000-extra-ballot-chances/

πŸ“Œ The headline is "higher income ceilings". The real question is: what does the change mean for your family's next property move?

For some, BTO becomes accessible again.

For others, the new EC ceiling may eventually open another route.

And for existing HDB upgraders, this could change the competitive landscape across both public and private housing.
