Recently demerged from Anant Raj, TARC is one of the oldest and well established real estate companies with operations primarily in Delhi NCR region. Post demerger TARC will be fully focused on developing a wide range of projects on the massive prime land bank that the company owns. The management of TARC is well established with a lot of expertise in realty and they are much more aggressive than erstwhile Anant Raj.

Residential:
1) A large project recently completed - TARC Maceo in Gurgaon of *15 lakh sq ft* out of which 14 lakh sq ft has already been booked. Cost of Construction was 335 Crores and total revenue expected was *675 Cr* out of which *565 Cr* worth of area has already been sold.
2) 4 ongoing luxury residential projects in prime locations mainly in Delhi. Total sq ft of ongoing projects is *30 lakh sq ft.* including *TARC Hauz Khas* in South Delhi where the selling price is approx *30000/- psf* and TARC Central West Delhi where the selling price is approx 20000/- psf. TARC Rajkori in Kapashera has selling price of approx 12500/- psf.
Commercial:
1) Total of 50 lakh sq ft of commercial space from which 40 lakh has already been completed. Upcoming 10 lakh sq ft is being developed.
2) A high end commercial project of *5 lakh sq ft* TARC Visva in South Delhi for which all approvals are received and a mall at Trilokpuri is underway which is 65% completed with total area of 1 lakh sq ft and 70000 sq ft has already been contracted to a multiplex.
3) A tech park of *5 lakh sq ft* in Greater Noida is currently under development.
Warehouses:
1) 3 warehouses totaling *15.7 lakh sq ft* in Delhi.
2) 1 warehouse of *6.5 lakh sq ft* in Manesar.
Hospitality:
1) Delivered 4 hotels and 1 service apartment space till date.
2) Upcoming projects of 8.65 lakh sq ft.

Nifty index opened positive but failed to surpass previous day’s high of 17947 and witnessed profit booking decline in the initial half towards 17800 zones. However it saw some recovery from lows but remained consolidative in the second half and closed on flattish note. It formed a Bearish candle on daily scale with longer lower shadow indicating declines were bought. It continues its formation of higher lows of the last three sessions
🌎◆ Now it has to continue to hold above 17800 zones, for an up move towards 18000 zones whereas support is placed at 17777 and 17650 zones
🌎◆ India VIX moved up by 6.69% from 16.92 to 18.05 levels. Spurt in India VIX is giving a volatile swing and now it has to cool down below 15-14 zones to continue the smooth ride of the market
🌎◆ On Option front, Maximum Put OI is at 17000 followed by 17800 strike while maximum Call OI is at 18000 followed by 18500 strike. Call writing is seen at 18000 then 17900 strike while Put writing is seen at 17000 then 17850 strike. Option data suggests a trading range in between 17600 to 18000 zones
🌎◆ Bank Nifty opened positive and touched its new record high of 38355 in the initial tick. It moved in a consolidative manner thereafter and closed with gains of around 340 points. Banking stocks outperformed the broader market and gained strength. It formed a Bullish candle on daily scale and continues forming higher lows from the last four sessions
🌎◆ Now it has to continue to hold above 38100 to witness an up move towards 38800 levels while on the downside major support is seen at 37850 and 37500 levels

Raymond board has approved plans to consolidate the tools and hardware and auto components businesses into engineering business for improving synergies and exploring monetisation options for deleveraging the company.
The overall objective being value creation for shareholders. The engineering business has achieved scale and improved market share in both domestic and global markets. These businesses have demonstrated growth in EBITDA margins, generated free cash flows and are debt-free.
Raymond is expected to achieve high growth momentum in real estate business, the board has also in principle approved the conversion of the real estate division into a wholly-owned subsidiary.
The companys real estate business, which was launched in 2019 and started development of land in Thane, is now poised for growth with a focus on delivering value-based offerings. The division will deliver around 3 million sq ft of residential projects and we have already achieved sales of over 70 per cent of launched inventory of about 2 million sq ft. The real estate division is a sustainable profitable business led by experienced professional team with a clear long term strategy in place. Real estate business now plans to capitalise on its strengths by extending beyond Thane.
With a focus on speeding up recovery post-pandemic, Raymond will consolidate its B2C business by transferring the apparel business to the flagship company Raymond. This move will strengthen efficiencies, streamline and simplify processes and bring in synergy benefits in terms of design and innovation, sourcing and retail network.
In order to enable and execute the above decisions, the company has withdrawn the de-merger scheme of Lifestyle business announced in November, 2019. These actions will enable each of the businesses for monetization which will fuel growth and deleveraging.
