π What's happening with rates?
Compared with our last update on 9 July:
2-year fixed rates have fallen by up to 5 bps
3-year fixed rates are broadly unchanged, with some tiers moving slightly
Floating rates have risen by 2 to 4 bps
So the trend is no longer simply "rates keep falling". Banks are pricing floating loans a little higher, while 2-year fixed rates remain very competitive.
The broader economic backdrop has also become more interesting. MAS tightened monetary policy again in July, increasing the rate of appreciation of the S$NEER policy band as external price pressures remained elevated. Singapore's core inflation had also risen to 1.6% in June.
Globally, the US Federal Reserve is holding rates at 3.50% to 3.75%, with persistent inflation keeping the path for further rate cuts uncertain.
Translation: Don't assume mortgage rates will continue falling in a straight line. If you're refinancing, the decision is increasingly about whether you want the certainty of a competitive fixed rate or the flexibility of floating.

Mortgage rates have shifted slightly since our last update, but the big story is that floating rates have started creeping higher while some fixed rates have actually become cheaper.
