How to factory reset iPhone XR without pin/icloud?

My mom works for real estate, and some jerk who didn't pay his rent fled the country and left some belongings behind, including an iPhone Xr. I recently got my own phone stolen, so I would like to wipe the phone clean of all data and reset it in order to use it. However, I do not know how to do this without the pin/icloud passcode.

Can anyone help me factory reset this iPhone Xr without a pin/icloud?
